Mindspace madhapur is now undergoing a phase of reconstruction that is characterized by rapid advancements in several initiatives. The Experience Centre, 7/8, and 1A-1B redevelopment projects are presently under progress. During a recent earnings conference call, Mindspace business Parks REIT CEO Ramesh Nair shared details about these initiatives and the financial results for the quarter that ended on march 31.

"1A-1B re-development, encompassing a sprawling 1.3 million square feet asset, is slated for completion by mid-2026," Nair said, expressing confidence in the project schedules. Concurrently, the redevelopment of 1.6 million square feet (7/8) is expected to be finished by the first quarter of 2027.
 
The 0.13 million square foot Experience Centre is poised to revolutionize leisure and work areas. A state-of-the-art gymnasium, aerobic rooms, half-Olympic-sized lap pool, indoor-outdoor cafes, a bar and lounge, and sporting arenas for badminton, squash, tennis, yoga, and meditation studios are just a few of the recreational amenities that will be available at this well-planned workspace that is set to open in Q1 FY26 (Q3 FY25 for shell & core).
 

With a total cost of Rs 5,944 million, the report states that foundation and basement works for the 1A-1B redevelopment are proceeding briskly. The top ground floor slab works for the Experience Centre are now underway, with a remaining cost of Rs 950 million. In the meantime, excavation is starting on the Rs 7,870 million remaining portion of the 7/8 redevelopment.
 
Nair also discussed the changing patterns of workplace dynamics, pointing out a discernible rise in actual office occupancy. "We can clearly see the shift towards working from the office, as evidenced by our 96.4 percent committed occupancy rate today," he said.
 
Notable contracts include 183,000 square feet from technology tenants, including sizeable areas from telecom and other tech-driven industries.
