The telangana government on tuesday has revised the Land market value and stamp duty rates. The revised land values and stamp duty will come into effect from from Thursday. The government has issued orders to this effect.

The lowest value has been fixed for agricultural lands at Rs 75,000 per acre. In the lower range the existing values have been enhanced by 50 per cent. in the mid-range the enhancement is 40 per cent and in the higher range it is 30 per cent. Same changes were done in basic value of open plots. The existing lowest value was Rs 100 per square yard, which is now changed to Rs 200 per square yard

The existing lowest value for apartments or flats was Rs 800 per square feet, which is revised to Rs 1,000 per sft. The hike in this category is by 20% in lower range and 30% in higher range. New rates will be applicable for the registrations from Thursday, even if slots bookings were done earlier.

The ‘Basic Value’ or market value for registration was last revised in 2013. Since the formation of separate telangana State, there has been significant growth in all the prominent sectors like IT, Infrastructure, tourism and Pharma.  Besides, the formation of new districts also caused appreciation of land values.

Telangana reports the lowest stamp duty rates in the country. In tamil Nadu, the stamp duty is 11 per cent, andhra pradesh (7.5 per cent) and kerala (10 per cent). After detailed discussions, the cabinet Sub-Committee has recommended  to enhance the stamp duty and now the telangana government has accordingly revised the stamp duty to 7.5% from earlier 6 per cent.
