A worrying problem affecting Hyderabad's construction industry is the recent development of builders soliciting donations from people under the pretense of building towers before receiving RERA's (Real Estate Regulatory Authority) license. Pre-launches have become more common due to promises of providing ample square footage to property owners.
These builders are acquiring spaces everywhere they can by getting large advances. The recent debut of Team 4's third prelaunch project in Miyapur, which is near hdfc bank, serves as an example of this problem. Notably, Team 4, a business with no history of successfully completing projects, is endorsing yet another pre-launch project, raising questions about RERA's actions in the construction industry.

Here are the Four Members of Team 4:

Prosper Group: This group has initiated a project called "The Drizzle" in Alkapuri Township, consisting of six towers on a three-acre plot, which is currently under construction. The crucial question remains about the project's completion date, as it initially enticed buyers with virtual visuals and enticing descriptions. The final delivery will determine buyer satisfaction.

Jyothirmaye Properties: Muralikrishna, a partner in this group, is involved with Team 4. A visit to the company's website reveals that their "Palm Springs" project in amaravati remains unfinished, with three structures within five floors as per the site's information.

Rajesh Prasad: Hailing from the Lansum Group, Rajesh prasad has joined the Team 4 Life Spaces team. He has successfully completed a skyscraper named "Etania." Apart from him, no other member possesses experience in successfully finishing even a single skyscraper. Similar to other projects, Etania was also pre-sold.

Kondaiah of Yula Constructions: Kondaiah has completed three apartment buildings so far, all within five floors, devoid of any extraordinary architectural features.


In an unsettling trend, businesses that have no prior experience building skyscrapers are entering the market and promoting such projects. Why purchasers put their faith in these developers is a valid issue. Following the pre-launch phase of selling apartments, these enterprises apply for RERA clearance.

According to experts in the building sector, this situation appears to be incentivizing questionable behavior by the government. As a result, it is urged that businesses selling apartments through pre-launches be subject to severe fines. Additionally, RERA needs to suggest that local governments suspend the licenses of such businesses as builders.

Additionally, RERA needs to abstain from approving projects of this kind. RERA's adoption of strict regulations may discourage people from participating in pre-launch sales in Hyderabad.
