A large number of tenants—particularly immigrants—are relocating to the suburbs of hyderabad since they can't locate 2BHK and 3BHK homes there for reasonable rent. In the past year, rents in neighborhoods like Gachibowli, which is located in the western section of the city, have increased by an average of 20%.
 

An influx of IT employees leads to a surge in rents
Industry insiders were cited in a TOI article as the cause of the spike in rent for houses in hyderabad, including 2BHK and 3BHK units, due to the influx of IT and other personnel.
 
Tenants are also being driven out by the requirement for deposits. The study claims that landlords are requesting a deposit equal to three to four months' worth of rent.
 
Tenants are relocating 20–30 kilometers outside the city center in search of more inexpensive accommodation as a result of rising rents.
 
However, landlords assert that the increase in rent for 2BHK and 3BHK homes is the result of losses sustained during the pandemic's low occupancy.
 

Average rents of 2BHK, 3BHK houses in Hyderabad
Hyderabad's average rentals for two- and three-bedroom homes vary depending on the neighborhood. The average rent in manikonda is Rs 30,000 and Rs 35,000, but in the IT corridor it is Rs 40,000 and Rs 30,000, respectively. Rents are Rs 20,000 and Rs 30,000 in Begumpet, and Rs 30,000 and Rs 35,000 in Kukatpally.

While rents are comparatively cheaper in the south of the city, they are higher in the west, north, and east.


Najma Sultana, a recent resident of Rajendra nagar who spoke to india Herald, said that although the neighbourhood is remote from the city centre, rentals there are still cheaper than in other areas of the city. According to her, the typical rent in the neighbourhood is Rs 10,000 for a two-bedroom house and Rs 12,000 for a three-bedroom house.
 
Tenants in hyderabad are choosing to relocate to the suburbs as a result of rising rates.
