The real estate market in hyderabad has experienced an increase in the average budget range for 2BHK flats in various areas across the city. However, this trend is not consistent across all regions. As per the FICCI-ANAROCK Consumer Sentiment survey (H2 2023), the highest average rate per square foot is Rs 8000, while the lowest is Rs 4750.

The average budget for 2BHK flats is lowest in South hyderabad areas

Based on a survey of Hyderabad's real estate market, 2BHK apartments typically cost between Rs 45 lakh and Rs 55 lakh in the South hyderabad zone. The average price per square foot in these areas is Rs 4800.

2/ Santoshnagar
3. Chandrayangutta
4. Charminar
5. Falaknuma
6. Rajendra Nagar

The real estate market in hyderabad sees a rise in demand for 3BHKs

According to a study report on Hyderabad's real estate industry, the city's demand for 3BHK homes has surpassed that of 2BHK homes.
 In hyderabad, over 48% of purchasers choose 3BHK properties, while 44% continue to choose 2BHK apartments or houses. The demand for 1BHK and 4BHK & above is the lowest in hyderabad, accounting for only 4 percent of homebuyers.
